Choosing the right home inspector to do your inspection is as important as choosing the right house you want to buy.

Two Types of Inspectors

The "LOOKERS"

"LOOKERS" are very inexpensive and do little more than verify the property's address.

They look to see if the house has all the components needed but don't test for proper operation and safety.

These inspectors charge around $150.00 and spend about "1" hour "looking" at the house.

You may get a hand written report or a check list that vaguely explain the defect.

They plan on doing 3 to 4 inspections a day.

They make their money by quantity rather than Quality. 

Most buyer walk away disappointed because they didn't get what they thought they should.

In reality, they paid too much for what they got.

The "SEEKERS"

"Seekers" are going to cost a bit more because they spend more time and have the education, training and experience it takes to conduct a systematic inspection.

Seekers will give your home a complete examination.

They Seek out problems and trace the defect through to hopefully find the cause.

They will inform you of the current problems and how to prevent future problems.

Seekers will give you recommendations on what type of company to call to repair any defects.

Good Seekers will spend 2 to 4 hours inspecting your home.

They will clearly explain the defects at the time of the inspection and in a well written Report.

The reports are computer generated and includes pictures of the defect that will clearly explain the issues.

This results in arming clients with the information provided to make an informed decision whether to buy the house.

You will usually get more than your moneys worth.

Another Area of Caution

Some home inspectors think they are there to Sell the house rather than to inspect the house.

They will withhold information or soften the blow of some of the defects hoping to help sell the home so the realtor will continue using them.

This practice is very unethical and dishonest.

Most realtors are not even aware that the inspector is practicing this deceit.

Sooner or later the inspector will get caught and sometimes the realtor will get dragged into the mess because they referred this inspector.

This is why it is important to hire an independent home inspector.

It can be risky going  with a realtor referred inspector. Sometimes there is an agreement between the realtor and the inspector. The inspector agrees not to "KILL The Deal" by not calling out important defects to the buyer.  Otherwise, the realtor will remove his inspection company from their list.

If a realtor does refer inspectors, make sure the list has at least 3 inspectors and you pick the inspector of your choice by asking the following.

  1. Do you regularly market to real estate agencies? If the answer is yes. The inspector is not an independent inspector.
  2. Are you hired by realtors and if so, who do you work for? All home inspectors are supposed to work for the client (the person paying for the inspection or the beneficiary of the report)However, not all do. You want an inspector that is on your side with no allegiance to a realtor.
  3. Can you give an unbiased objective inspection? An inspector should not care if you buy the house or not. The inspector is hired to evaluate the house, giving no regards to the outcome of the sale or the realtors commission.

 

How Do I Inspect?

We meet NACHI (National Association of Certified Home Inspectors) most strict Standards of Practice and Code of Ethics in all of my inspections.

All my inspections not only meet their Standards, but I go beyond the standards. 

I perform a non-invasive visual physical examination of readily accessible items identified in the inspection report.

This is what I inspect?

I am trained to systematically cover all aspects of a house.  Our quality control is our  inspection report. The software program won't let me quit early. It flags all  items not inspected until all have been inspected. This insures we have completed the inspection. Some of the areas we inspect, but not limited to, are:

            Grade, Drainage, Foundation, Water seepage Gutters, Roof, Chimney, Windows, Siding,  Decks and Patios, Etc.

           Walls, Ceilings, Floors, Basement/Crawlspace, Doors,  Windows, Etc.

bulletRooms

            Kitchen, Dining, Parlor, Living, Den, Family, Bed Room, Work Room, Laundry, etc.

bulletHeating & Cooling

Check the furnace for CO levels. Cracked heat exchanger, burners, fan, filter, safety controls, ducts. The Air Conditioner for proper operation and cooling and all piping. Wood stoves and fireplaces are also inspected.

bulletPlumbing

Water heater is checked for proper operation and CO levels. T&P valve, burner area. All kitchen and bath drains and fixtures.

bulletElectric

Service line, service box, breakers, wiring, aluminum wire, circuits, grounding, switches and outlets, GFCI's, lights and ceiling fans

bulletStructural

Cracks in foundation and floors, Walls, Supports, Attic structural, Water seepage, vapor barrier and more.

bulletSafety

Interwoven into our inspection are many safety issues that home owners need to know about.

            Attic/Ventilation/Insulation, Closets, Fireplace/Solid fuel stoves, Basement/Crawl Space, Halls, Garage/Carports.

What do we look for?
